This proposed mixed use development along the coast of Mactan is a mix of both rentable commercial units and a private residence which may be rented out with the client is not using it. 

Commercial —

Unlike the usual straight row of commercial spaces, the rentable areas are split into two rows. The resulting negative spaces can be used as social space and points of attraction for the development while still preserving the full visibility of all rentable units from both sides of the property. 

Residential — 

A large solid wall separates the residential/ private spaces from the commercial / public spaces. This is carefully designed to retain unobstructed views of the ocean. 

Unifying Element — 

The roof envelopes the entire development for protection against external elements. Portions of the roof are punctured for added air flow and sunlight. These punctures also serve as indications of the social and gathering spaces. From afar, the development is reduced to a seemingly floating concrete canopy - light and unobtrusive. From the entrance, the transparency of the structure show glimpses of the sea.
